How the Credit Crunch Changed the UK Property Market

In the wake of the credit crunch, which hit the USA in late 2007 and has now began to have repercussions in the UK housing market, uncertainty has meant that property price rises have slowed in most areas of the country, and in some places a drop in value has been seen for the first time in years.

Nonetheless many property experts believe that now is a good time to snap up property, as many buy-to-let landlords have been squeezed by the credit crunch and are therefore looking for quick sales of their property which means lower prices for buyers.

However, even though price rises have slowed and there are now more properties on the market, borrowing the money to buy them has become even more difficult. There are no longer any UK lenders that still offer 125%-plus mortgages, and 100% mortgages also seem to be on the way out. Many lenders are also telling customers that they’ll need a deposit of at least 25% to get the best interest rate deals, whereas previously just 10% was needed.

So, many hopeful first time buyers are now wondering where this all leaves them and their hopes to buy property. Lenders have been quick to point out the upside of the abolition of 100% plus mortgages, which means that homebuyers won’t start out on the property ladder in negative equity. In saying that, however, the lack of lending means that first timers will also have no other option but to get a deposit together.

After a decade of a booming housing market, things are rapidly cooling down, but lenders are definitely becoming much more cautious about who they’ll lend to, and how much they’ll advance. They are now much less willing to lend to buyers with small deposits who have a high chance of overstretching themselves just to make it onto the ladder, at a period where at best, the market is slowing, and at worst, it could crash.

The irony of this situation, is that even though prices are finally slowing - or in some places even dropping - fewer lenders are willing to offer mortgages to buyers with small deposits and are increasing the rates on the small number of mortgages deals which are still available; so once again, first time buyers will inevitably find it difficult to get on the property ladder.

The silver lining to this situation is that if you do have - or can beg, or borrow - a decent sized deposit, then you could pick up a good bargain property. If you don’t have access to such funds, however, you’ll just have to continue saving, and hope the prices don’t shoot up again too soon.

Todays market is nothing like it was when eBay was established back in 1997. Over the last 10 years everything is changed…Everything:

* In 1997, people were excited to get email doesn`t matter from who
* In 1997, people were happy to find a website on the Internet that caters their needs
* In 1997, no one knew anything about MySpace or FaceBook
* In 1997, there was no online video
* In 1997, most Internet users used 56Kb/s dial-up modems
* In 1997, Internet was expensive
* In 1997, life was easier :-)

But things have changed!

If we look at Internet growth over the last 10 years its simply amazing, phenomenal even!There is no other invention in our history making such a HuGe impact on people lives in such a short period of time except, maybe oil.
So what does this have to do with eBay`s sales or listing designs?

One Word - Competition!

If you are only one mineral water seller in Sahara desert you don`t have to be very smart as people need water and you are the only person who can fulfil their needs. It doesn`t matter what kind of bottles you sell it in as there is no other places around to compare your product.
It doesn`t matter for how much are you selling it for. As long as people need your product there`s no competition. You can change your price as you wish based on demand.

You see, back in 1997 something similar was going on eBay and other online marketplaces. There were people who first decided to sell used DvD`s and did so online.
These were the first people who tapped into this nich. Those people made really good money and it was much easier then these days, smiply because there was no competition.
Of course there were several other factors aswell:

* There was a much smaller number of Internet users.
* People didn`t generally trust online sellers.
* No one knew about Paypal

These days most of those factors are eliminated.

* People feel much safer shoping online.
* Paypal has become a household name even if there`s pain sometimes
* And ofcourse there has been dramatic increase in Internet users

All this has helped to explode online shoping market Worldwide which includes , ofcourse eBay. The fact is in todays global online market you have to stand out to grab online shoppers attention.And what`s the first thing people see when they first visit your website or eBay auction?

How it Looks!

You probably heard that when you meet a new person you have about 30 seconds to make first impression before you even shake your hand you notice a persons clothing, hairstyle, the way he walks, smells or looks at you.
Actually 30 seconds is more then enough time to create the first impression. It made not always be correct but it`s very important in future decisions.

On the Inernet it` much the same. The only difference is that back in 1997 people would spend minutes to look around even if it was a slow one with an ugly look.
These days people don`t spend that much time to make a decision to Leave or Stay. Now you only have a few seconds. If you can`t grab their attention in that short amount of time - you lost.

There is a very simple explanation - Competition!

People know that there are hundreds if not thousands of sellers for any particular product. They won`t stay in your eBay listings thinking reasons why they should. They just leave and probably go to your competitor to finish the sale.
And how can you sell a product if a potential customer leaves your listing without reading it properly? You can`t! That`s why your auction listing look and design should be one of your main tasks.Even if you start selling anything you should have an idea on how it will look.
